Should I Paint Before Selling My House or Just Touch It Up?
Touch up isolated marks if the paint blends after it dries. Repaint one wall from corner to corner if a touch-up stands out or several patches are visible on the same wall. Consider painting the whole room when several walls need work or you want to change the color. Start with the rooms your agent plans to feature in the listing.
How to decide how much to paint
Clean or touch up
Start here when the wall is in good shape and there are only a few marks. Try cleaning a small spot first. If it needs paint and you have the original color and sheen, test one small touch-up before doing the rest.
Repaint one wall
Consider one full wall when repaired holes, scuffs, or mismatched touch-ups are concentrated on that surface. Ask the painter to quote from corner to corner, including any prep, so you know exactly what the price covers.
Repaint the room
Consider the whole room when several walls show wear or when you’re changing the color. Ask your agent whether the room is a priority for photos and showings before adding it to the scope.
Test a touch-up before committing
- Take a doorway photo. Check which marks are visible from the angle a photographer or buyer is likely to see.
- Check the paint label. If you have leftover paint, look for the color, sheen, and room it was used in. A matching color name alone may still leave a visible difference in sheen.
- Try one small spot and let it dry. Look at it in daylight and with the room lights on. Step back to the doorway and check whether the spot draws your eye.
- Write down the scope. Mark each room as clean only, touch up, one wall, or full room. List trim and ceilings separately so everyone is quoting the same work.
Example: The entry wall looks rough, but the living room is fine
Say your entry wall has old picture-hook holes and several scuffs, while the living room has a single small mark behind a chair. Test a touch-up in the living room. If the entry still looks patchy after cleaning and a test spot, ask for a quote to repaint that one wall. You can make each decision separately and keep the work focused on what will show in the listing.
Put recurring stains or damage with an unclear cause on the repair list for assessment before painting. Once the scope is set, schedule the final cleaning after patching, sanding, and painting.
Unsure which rooms need paint before listing?
Bring doorway photos, close-ups of the marks, and your listing photo date. We’ll review the rooms with you and help you put together a scope you can discuss with your agent or give to a painter for a quote.
